Sussex Borough, Sussex County
Sussex is a borough of about 2,000 residents on less than one square mile, completely surrounded by Wantage Township. It sits at the junction of Route 23 and Route 284, with Sussex Airport about a mile southwest. Incorporated in 1891 as Deckertown, after settler Peter Decker, it took the name Sussex in 1902. The borough lies in the Wallkill River watershed, and part of Clove Lake falls within its limits. The 2020 census counted about 1,010 homes.
The borough began as Deckertown, incorporated in 1891 from part of Wantage Township, and was renamed Sussex in 1902. Older homes in a town settled this long can need roof, electrical, and plumbing work before a buyer's lender will sign off. We buy Sussex homes in their current condition, without repair requests.
About 11% of Sussex's homes were vacant in the 2020 census, and the rental vacancy rate was nearly 10%. An empty house costs money in taxes, insurance, and upkeep every month it sits. We buy vacant houses and rentals in Sussex, with or without tenants, and close for cash.
In 2009 Sussex residents supported consolidating with Wantage Township, but Wantage voters rejected it, so the borough keeps its own government and tax records. Because Wantage wraps around the borough on every side, it's worth confirming which town a property is in. We check the deed and tax records before we make an offer.

Questions from Sussex Borough sellers
Wantage surrounds the borough, so either is possible. We confirm the municipality from your deed and tax bill and buy in both.
Yes. We buy tenant-occupied houses in Sussex Borough as-is and for cash.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
