Upper, Cape May County
Upper Township covers about 69 square miles at the northern end of Cape May County. It runs from Great Egg Harbor across from Somers Point to the Atlantic Ocean at Strathmere, and it borders Ocean City, Sea Isle City, Dennis, Woodbine, and several Atlantic County towns. The Garden State Parkway and Route 9 cross the Great Egg Harbor Bridge here. Its sections include Marmora, Palermo, Seaville, Beesley's Point, Tuckahoe, Petersburg, Marshallville, and Strathmere. About 12,500 people lived there in 2020.
Strathmere is Upper Township's island section, on Ludlam Island just south of Corson Inlet, at an elevation of about 3 feet. It had about 450 housing units in 2010 and 137 year-round residents in 2020. Residents' bid to leave the township for Sea Isle City ended in court in 2013. We buy Strathmere's island homes and the township's mainland homes alike.
The B.L. England power plant on Great Egg Harbor Bay opened in 1961 and closed in 2019, and its cooling tower, boilers, and smokestack were demolished in 2022 and 2023. The site is planned as a grid connection for offshore wind, which some residents oppose. Owners nearby may be unsure what comes next. We make offers based on the house, not the debate.
The New Jersey Pinelands Commission lists Upper Township among its Pinelands municipalities. Pinelands rules mainly affect building, additions, and subdivision, which can slow a buyer who wants to expand a house or split a lot. We buy existing homes and land in Upper Township as they are, without needing new approvals first.

Yes. We buy Strathmere houses as-is, including ones with storm or water damage, and we don't need repairs done before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
