Walpack, Sussex County
Walpack Township lies in the Minisink Valley along the Delaware River in western Sussex County, bordering Sandyston, Stillwater, and Hardwick in Warren County. It had just 7 residents in the 2020 census, the fewest of any New Jersey municipality. Much of the valley, including Walpack, was taken by eminent domain for the planned Tocks Island Dam, which was never built. Walpack Center, the township's small downtown, faces National Park Service Route 615.
After the 1955 floods, a dam on the Delaware was proposed in 1962, and over about 15 years roughly 72,000 acres, including Walpack, were claimed by eminent domain. The project ended after Congress protected the river in 1978. The 2010 census counted only 15 housing units in the township. If you own one of the few private properties, we will review it and make an offer.
Walpack's average 2018 property tax bill was $450, the lowest in Sussex County, against a county average of $7,626. Low taxes don't make an unusual property easy to sell; with almost no comparable sales, appraisals are difficult and lenders get cautious. We price the property directly and pay cash.
The Wallpack Center Historic District was added to the National Register in 1980, and the 1801 Andrew Snable House was listed in 1979. All 20 miles of township roads are maintained by the municipality. Historic or remote properties can need a buyer willing to take on repairs and access questions. We buy as-is.

Questions from Walpack sellers
Very few. The 2010 census counted 15 housing units in the township. If you own one, we can review the property and its title history and make a cash offer.
We'll review any privately owned Walpack property and its title history, and if it fits, we'll make a cash offer for it as-is.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
