Washington Borough, Warren County
Washington is a borough of about 7,300 residents (2020) in central Warren County, completely surrounded by Washington Township, one of New Jersey's 21 "doughnut town" pairs. Routes 31 and 57 cross in the center of town, and the borough covers just under two square miles. It grew in the 1800s along two Delaware, Lackawanna and Western rail lines and the Morris Canal, and its downtown developed around organ and musical instrument makers. The borough had about 3,200 housing units at the 2020 census, including many Victorian-style houses.
Washington has many Victorian-style houses from its musical-instrument era, when organ makers anchored the downtown. Homes of that age often need roofing, electrical, plumbing, and foundation work, and lead paint is common in houses built before 1978. We buy older Washington homes as-is, so sellers do not take on a renovation before selling.
Washington's 2020 equalized property tax rate was about 4.2 percent, the 26th-highest in New Jersey and well above the county and state averages. Carrying costs on a vacant or inherited house add up quickly at that rate. A quick cash closing cuts the months of taxes a seller pays while a house sits on the market.
A major 1962 fire devastated part of downtown Washington, and revitalization efforts with new residential and retail properties are underway. Older houses near downtown often need work before they can compete with renovated listings. We buy them in their current state, whether vacant, rented, or still full of belongings.

Questions from Washington Borough sellers
The borough is completely surrounded by the township, and the two are separate municipalities with separate tax bills, so we confirm which one your property is in before making an offer.
Yes. We buy single-family and multi-family homes, with tenants or vacant, for cash.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Warren County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
