Westampton, Burlington County
Westampton Township covers about 11 square miles and borders Burlington Township, Eastampton, Hainesport, Mount Holly, Mount Laurel, Springfield, and Willingboro. It was set off from Northampton Township in 1850, its name marking the old township's western section. The New Jersey Turnpike's Exit 5 and I-295's Exit 45 are both here, and the northern part of Rancocas State Park lies inside the township. Its historic settlements are Rancocas, Timbuctoo, and Woodlane, and the National Weather Service's Philadelphia-area office is located here.
The Rancocas Village Historic District, listed on the National Register in 1975, covers about 25 acres with 46 contributing buildings, including a 1772 brick Quaker meeting house and an 1822 Friends school. Old village houses can need specialized repairs that a mortgage-backed buyer will not take on. We buy them as they stand.
Timbuctoo, a historic settlement founded in 1826, lies along Rancocas Creek and has been studied by archaeologists since 2009. Homes near the creek can draw flood-zone questions from lenders that slow a financed sale. We buy for cash, so those requirements do not apply to us.
Westampton's housing grew from about 2,600 units in 2000 to about 3,300 in 2010, and the Turnpike and I-295 interchanges sit inside the township. If you own one of those newer homes and need to move quickly for work or family reasons, we can buy it without a listing, showings, or repairs.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
