Westfield, Union County
Westfield is a town in Union County about 16 miles southwest of Manhattan, bordered by Mountainside, Springfield, Garwood, Cranford, Clark, and Scotch Plains. Its downtown was settled in 1720 as part of the Elizabethtown Tract, and the Town of Westfield was incorporated in 1903, replacing Westfield Township, which had earlier given up land to form Cranford, Mountainside, and other towns. Route 28 and the Raritan Valley Line divide the North and South Sides, and the Parkway and Route 22 run along the edges.
Route 28 runs about two miles alongside the commuter railroad, and the tracks mark the line between Westfield's North and South Sides, with most of downtown north of the station. Older homes on either side can come with dated systems and deferred repairs. We buy Westfield houses as-is for cash, on either side of the tracks.
Robinson's Branch of the Rahway River flows through the southern part of town toward the Clark Reservoir, and the 450-acre Lenape Park extends into Westfield. Homes near these waterways can raise flood-zone questions that slow a financed buyer. We review the flood status ourselves and pay cash, so no lender or insurer holds up your sale.
Westfield station on the Raritan Valley Line has rush-hour trains to New York Penn in about 50 minutes, and downtown has over 200 shops and 40 restaurants. That draws buyers to homes in move-in shape. A house that needs work or has to sell quickly is different, and we buy those for cash on your timeline.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
