Wharton, Morris County
Wharton is a borough of about 2 square miles in north-central Morris County, bordered by Dover, Mine Hill, Rockaway Township, Roxbury, and Jefferson. Interstate 80 and Route 15 cross the borough, and NJ Transit's 880 bus serves it. It began in 1895 as Port Oram, an iron and canal town, and took Joseph Wharton's name in 1902. About 7,200 people live here, in roughly 2,700 homes.
The Morris Canal, finished in 1831, ran through Port Oram, carrying coal in and iron ore out, and iron works grew along it. Hugh Force Canal Park keeps 9 acres of the old canal, including Lock 2. Houses from the town's early years often need system updates. We buy them as-is.
The Rockaway River turns east near Wharton on its way to Dover, and it once connected to the Morris Canal here. Homes in low spots near the river can face insurance and inspection questions that slow a sale. We buy them for cash, in their current condition.
Wharton grew about 11 percent between 2010 and 2020. The Highlands Council places the whole borough in the Planning Area. With newer homes available nearby, buyers often ask for repairs on older ones. A cash sale to us skips that back-and-forth.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
