Wildwood Crest, Cape May County
Wildwood Crest is at the southern end of the island it shares with Wildwood and North Wildwood, between Wildwood and the Diamond Beach section of Lower Township. Sunset Lake sits on its bay side. It was carved out of Lower Township in 1910 and developed by Philip Baker as a southern extension of Wildwood. About 3,100 people lived there in 2020, and 73 percent of its roughly 5,500 housing units were listed as vacant. The borough is one of a handful in New Jersey with free lifeguarded beaches.
Wildwood Crest and Wildwood together have the country's largest collection of mid-century doo-wop resort buildings, including the Caribbean Motel in the Wildwoods Shore Resort Historic District. Many motels, including The Grand and El Coronado, have been replaced by condominiums. We buy units in those buildings and handle the association paperwork for you.
Sunset Lake was once connected to the ocean by Turtle Gut Inlet, which closed in 1922. Bay-side owners face rising tides, and the borough has planned an 8-foot bayfront bulkhead standard with a 2040 deadline. Raising a bulkhead can cost tens of thousands of dollars. We buy bay-side homes without requiring bulkhead work first.
With nearly three of every four housing units vacant on census day, most Crest homes are summer places, and many owners live elsewhere. Managing repairs and showings from a distance is hard, especially in season. We can buy a Crest home or condo as-is and set the closing date around the summer.

Questions from Wildwood Crest sellers
That's your call, and we buy either way. If you sell to us, raising the bulkhead becomes our responsibility, not yours.
Yes. We buy condo units in converted motel buildings and work through the association documents ourselves.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Cape May County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
