Winfield, Union County
Winfield is a 0.18-square-mile township, the sixth-smallest municipality in New Jersey, bordered by Linden and Clark and wrapped on three sides by the Rahway River and Rahway River Park. It was built in 1941 as the Winfield Park Mutual Ownership Defense Housing Project for Kearny shipyard workers: 700 units in 254 buildings on 110 acres. The Legislature made it a separate township that summer over the governor's veto. The Garden State Parkway passes about 100 yards away near Exit 136.
Winfield's housing is organized as mutual ownership under the Winfield Park Mutual Housing Corporation, which bought the project from the federal government in 1950. Residents are described as stockholders and householders, so a sale works differently from an ordinary deed transfer, and many buyers and lenders aren't familiar with it. We'll review the corporation's process with you before any offer.
Construction began in June 1941, the first 145 families arrived that November, and the Truman Committee later investigated the construction quality. Units range from single-family homes to two-story townhouse apartments and one-bedroom units residents call bachelors. Buildings more than 80 years old can need significant repairs, and we look at them as they are.
The Rahway River and Rahway River Park border Winfield on three sides, and the river's damaging floods include Floyd in 1999 and Irene in 2011. Homes near the water can raise flood-insurance questions for buyers who need financing. We pay cash, so a lender's flood review isn't part of the process.

Questions from Winfield sellers
It depends on the corporation's rules for transfers. We'll go over them with you first, and if a purchase fits within them, we can make a cash offer.
Flood questions can slow a financed buyer. We pay cash and review the property as it is, so a buyer's flood insurance or mortgage approval isn't needed.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
