Woodbine, Cape May County
Woodbine is an inland borough of about 8 square miles in northern Cape May County, surrounded by Dennis and Upper Townships. It began in 1891 as an agricultural colony on 5,300 acres bought by the Baron de Hirsch Fund, and it split from Dennis Township in 1903. The colony's agricultural college later became the state-run Woodbine Developmental Center, long a major county employer. About 2,100 people lived there in 2020. Of its roughly 1,000 housing units, about 27 percent were listed as vacant, far fewer than in the shore towns.
Unlike the island towns, most Woodbine homes are lived in all year, and in 2018 its average property tax bill, about $1,950, was the lowest in Cape May County. Buyers who use a mortgage can be required to make repairs before closing. We buy as-is, so an older roof or furnace won't stall your sale.
The New Jersey Pinelands Commission lists Woodbine as partly in the Pinelands Area and partly in the Pinelands National Reserve. Those rules mostly matter for new building, additions, and subdividing land, and they can slow a buyer with expansion plans. We buy Woodbine houses and lots as they are, without needing new approvals.
Woodbine Municipal Airport began as a U.S. Army airfield during World War II and is now the center of the borough's redevelopment efforts. Owners of homes and land nearby may wonder how future plans will affect them. We make an as-is offer based on your property today, so you don't have to wait to find out.

Questions from Woodbine sellers
Yes. We buy Woodbine homes in any condition, and you don't need to fix the roof, systems, or anything else before closing.
Part of the borough is in the Pinelands Area and part is in the Pinelands National Reserve. That doesn't stop us from buying an existing home or lot as-is.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
