Woodlynne, Camden County
Woodlynne is a borough of about a fifth of a square mile between Camden and Collingswood, with Route 168 on its western edge and U.S. Route 130 on its eastern edge. From 1895 to 1914 the land was the Woodlynne Amusement Park, with its own lake, and the Camden and Suburban Railway built houses on part of the old park. The borough was formed from Haddon Township in 1901. With about 2,900 residents on such a small area, it is very densely built, with more than 13,000 people per square mile.
Woodlynne Lake, part of the old amusement park, no longer exists, and homes built over the former lake tend to get water in their basements during heavy rain. Wet basements, sump pumps, and foundation repairs can scare off retail buyers and lenders. We buy Woodlynne houses with water problems as-is.
Woodlynne has about 1,000 homes on roughly 0.22 square miles, and part of the borough was first built as a railway company's housing development after 1896. Tight lots and older construction can mean aging systems, limited parking, and little room for additions. We buy these homes without asking you to repair or update them.
The 2020 census found nearly 10 percent of Woodlynne's homes vacant. The Ferry Avenue PATCO station, on the Woodlynne-Camden line, and four NJ Transit bus routes serve the borough. If you own a vacant house or a rental here, we can buy it with or without tenants and close quickly.

Questions from Woodlynne sellers
Yes. Some Woodlynne homes were built over the old Woodlynne Lake and see basement water in heavy rain. We buy the house in its current condition and handle the fixes ourselves.
We buy vacant houses as-is, including ones with deferred maintenance or contents left inside. A cash sale can end the carrying costs of taxes, utilities, and insurance quickly.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
