Audubon Park, Camden County
Audubon Park is the newest municipality in Camden County: a borough of about 1,000 people on 0.17 square miles, bordered by Audubon, Haddon Township, and Oaklyn. It began in 1941 as 500 homes built for workers at New York Shipbuilding in Camden, and it became its own borough in 1947. Route 168 passes through, and a short stretch of Route 76C connects it to I-76 and I-676. Housing here works differently from almost anywhere else in New Jersey.
The Audubon Mutual Housing Corporation owns and administers all property in the borough. Residents buy a share in the corporation rather than a deeded house, must meet income and credit requirements, and pay a monthly service fee that covers costs such as utilities and property taxes. Selling here follows the corporation's rules, not a normal deed transfer.
The homes were built in 1941 as one- and two-story attached dwellings under the federal Mutual Ownership Defense Housing program, and exteriors must be painted white. The contract holder maintains the home they live in, while the corporation's maintenance department handles major dwelling problems and the land outside. Knowing who owes which repair matters before any transfer.
Many Audubon Park families have passed their shares or units to children and grandchildren. When a share-holder dies, heirs have to work through the corporation's process, not just probate. Because an outside cash buyer may not be able to purchase the way it would a deeded house, we will review the corporation's rules with you and tell you plainly whether we can help.

Questions from Audubon Park sellers
Not always. Audubon Park homes are owned through shares in the Audubon Mutual Housing Corporation, which sets its own transfer and eligibility rules, so we would review those rules with you first and give you a straight answer.
Contact the Audubon Mutual Housing Corporation to learn its process for an inherited share, since the corporation, not a deed, controls the unit. If you also own other property in the area that needs to be sold as-is, we can make a cash offer on that.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
