Bellmawr, Camden County
Bellmawr is a borough of about 11,700 people in western Camden County, bordered by Barrington, Brooklawn, Gloucester City, Haddon Heights, Mount Ephraim, and Runnemede, plus Deptford and Westville in Gloucester County. It was incorporated in 1926 from the former Centre Township and named for Ernest C. Bell's Bell Farm. The I-295, I-76, and Route 42 interchange sits inside the borough, and the Turnpike's Interchange 3 is partly here. Big Timber Creek runs along its southern side.
Bellmawr Park was built in 1941 and 1942 as 500 units in two- and four-unit buildings for shipyard workers. In 1953 residents formed the Bellmawr Park Mutual Housing Corporation and bought the property from the federal government. Homes there are held through the corporation, so a sale follows its rules rather than a standard deed transfer, and we will tell you honestly whether we can help.
NJDOT's I-295/I-76/Route 42 interchange project reached into Bellmawr's neighborhoods, and 12 Bellmawr Park units on Hickory Place, Willow Place, and Victory Drive were replaced and relocated because of it. Homes near the interchange live with construction history and traffic noise. We buy houses close to the highways as-is, for cash.
Big Timber Creek is tidal, and near its mouth one of its channels passes through Bellmawr, lined with small marinas and private docks. Homes near the creek and its marshy floodplain can raise flood-zone and insurance questions for a financed buyer. We buy creekside houses in their current condition and do not depend on a lender's approval.

Questions from Bellmawr sellers
Bellmawr Park homes are owned through the Bellmawr Park Mutual Housing Corporation, which controls transfers, so we would need to review its rules before making any promise. For deeded houses elsewhere in Bellmawr, we buy as-is for cash.
No. Because we pay cash, a lender's flood-insurance requirement does not hold up our purchase, and we buy the house as it is today.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Camden County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
