Bergenfield, Bergen County
Bergenfield is a borough of about 28,000 people in eastern Bergen County, bordered by Cresskill, Dumont, Englewood, New Milford, Teaneck, and Tenafly. It was formed in 1894 from parts of Englewood and Palisades townships. Washington Avenue is the main commercial street, with a special improvement district running about a mile from the Teaneck line to Dumont. The borough is densely built, with about 9,400 housing units on under three square miles, and it has had no passenger train since 1959; NJ Transit buses carry commuters to Manhattan.
Bergenfield packs about 9,750 people per square mile into a borough of under three square miles, and only about 3 percent of its homes were vacant in 2020. On tight lots, decades of additions, finished basements, and driveway changes are common, and unpermitted work tends to surface during a buyer's inspection. We buy the house with that history and don't require permits to be closed first.
The New York Central's West Shore passenger trains stopped running through Bergenfield in 1959. Today NJ Transit routes 166 and 167 go to the Port Authority Bus Terminal and route 186 to the George Washington Bridge. Most buyers here are using a mortgage and need the house to pass the lender's appraisal. We pay cash, so there is no appraisal or financing contingency.
Houses close to Washington Avenue sit near the borough's shops, traffic, and bus stops. Some buyers want that convenience; others are put off by the noise and parking. Either way, we price your house on its condition and nearby sales, and you don't have to wait for the right retail buyer to come along.

Questions from Bergenfield sellers
Yes. We buy houses with open or missing permits as-is. We'll factor it into the offer and you won't have to legalize the work before closing.
Once title is clear, we can usually close in a few weeks, or later if you need time to move or settle an estate.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
