Dumont, Bergen County
Dumont is a borough of about 17,900 people on just under two square miles in eastern Bergen County, bordered by Bergenfield, Cresskill, Demarest, Haworth, New Milford, and Oradell. It was incorporated in 1891 as the Borough of Schraalenburgh and renamed in 1898 for its first mayor, Dumont Clarke. Knickerbocker Road, County Route 505, runs along the east side, and Madison and Washington avenues are the main local streets. The borough has about 6,600 housing units, and NJ Transit buses run to Port Authority and the George Washington Bridge.
In one major storm, Daily Voice reported Bergenfield, Dumont, and New Milford as the hardest-hit area for flooding and blackouts in the region. Houses that took on water may have old damage, mold remediation, or repairs that a buyer's inspector will question. We buy Dumont homes with that history, as-is, for cash.
Dumont was a stop on the West Shore Railroad until commuter service ended in 1959; the tracks now carry CSX freight. Homes near an active freight line can be a harder sell to financed buyers. We buy them at a price that reflects the location, with no showings or open houses.
Only about 2.5 percent of Dumont's homes were vacant in 2020, and the homeowner vacancy rate was under 1 percent. A vacant inherited house can be hard to insure and still needs heat, lawn care, and taxes paid. We can close quickly so the estate isn't carrying an empty house.

Yes. We account for the location in our offer and buy the house as-is.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
