Cedar Grove, Essex County
Cedar Grove is a township of about 13,000 people in north central Essex County, in the valley between the First and Second Watchung Mountains. It borders Montclair, North Caldwell, Verona, and Little Falls, and Route 23 cuts through the middle of town, carrying most of its businesses. The valley floor sits around 280 feet, while hillside streets rise past 400 feet. Homes are mostly single-family, from closer-set streets in the South End to larger houses in the North End.
Cedar Grove is often described in three parts: the mostly residential North End, including Park Ridge Estates; a central section with the business district, the Newark-owned Cedar Grove Reservoir, and Mills Reservation; and the South End, the most built-up area with homes set closer together. We buy houses in each section, in whatever shape they are in.
The Peckman River runs from the Verona Lake dam through Cedar Grove on its way to the Passaic, and the U.S. Geological Survey has published flood-inundation maps for that stretch. Homes in mapped flood areas can require flood insurance for a mortgage, which narrows the buyer pool. Because we pay cash, a flood-zone designation does not block our purchase.
The township was formed in 1892 as the Township of Verona and renamed Cedar Grove in 1908 for the eastern red cedars that once covered the valley. Older records and deeds can still reflect that earlier history. Our title company sorts out record questions as part of closing, so you do not have to research them yourself before selling.

Questions from Cedar Grove sellers

Yes. We buy homes in and near flood areas for cash, so there is no lender requiring flood insurance before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
