Verona, Essex County
Verona is a township of about 2.8 square miles in the valley between the First and Second Watchung Mountains, with the Peckman River running along the valley floor toward the Passaic at Little Falls. It borders Cedar Grove, Essex Fells, Montclair, North Caldwell, and West Orange. About 14,600 people live here. NJ Transit buses 11 and 29 run to Newark and DeCamp's route 33 goes to Manhattan, since passenger trains on the Caldwell Branch ended in 1966.
An August 2018 microburst sent the Peckman over its banks and caused nearly $1 million in damage within minutes, and Hurricane Ida in 2021 washed out embankment near Bloomfield Avenue. Most of the Peckman is privately owned, with property lines on both banks running to the middle of the stream. We buy streamside homes as-is, bank erosion included.
Verona Park, the fifth-largest park in the Essex County system, surrounds Verona Lake, which a Rutgers study suggested could serve as an emergency detention basin. The town has also asked the county to lower the lake ahead of storms. Homes in the low ground near the lake and river can need flood coverage for a mortgage; our cash offer does not.
Verona's Hilltop section is near Hilltop Reservation, which opened in 2003 on the grounds of the former Essex Mountain Sanatorium. Hilltop homes get their water from the Essex Fells Water Department. We buy houses on the Hilltop and down in the valley alike.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
