Essex Fells, Essex County
Essex Fells is a borough of about 1.4 square miles and roughly 2,200 residents in western Essex County, bordered by Caldwell, North Caldwell, Roseland, Verona, West Caldwell, and West Orange. It began as a planned residential development laid out for the Suburban Land Company by architect Ernest Bowditch, and it was incorporated in 1902. The borough has about 750 houses, most of them custom built, on wooded lots, with Grover Cleveland Park along the Caldwell border.
A 1928 ordinance limits commercial use in Essex Fells to one three-story building designed to look like a house and two small workshops. There are no apartment or office buildings, and rentals are limited to carriage houses and similar structures. Most buyers here are owner-occupants financing a purchase, which means appraisals and inspections. We buy for cash without either.
Many Essex Fells properties sit on lots several acres in size, and the 41-acre Grover Cleveland Park borders the Caldwell line. Big lots bring big upkeep: tree work, long driveways, and grounds that are hard to maintain from a distance. If the house or yard has gotten ahead of you, we buy the property as it stands.
The Essex Fells Water Department runs 16 wells and supplies drinking water not only to Essex Fells but also to Roseland, Caldwell, North Caldwell, and the Hilltop part of Verona. Homes here are on public water rather than private wells, so a sale does not hinge on well testing. Our cash offer comes with no inspection contingency either.

Questions from Essex Fells sellers
Yes. We buy houses of any size and age as-is, so you do not need to renovate a dated kitchen, baths, or systems before selling.
Yes. We regularly work with heirs and executors who live elsewhere, and closings can be handled by mail or with a local attorney.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
