Deerfield, Cumberland County
Deerfield Township is a rural township of about 3,100 residents in central Cumberland County, bordered by Fairfield Township, Millville, Upper Deerfield Township, Vineland, and Pittsgrove Township in Salem County. Route 56 is the main highway, with County Route 552 also crossing it. Rosenhayn is its largest village, and parts of Carmel and Garton fall inside its borders. Housing is mostly single-family homes on roadside lots and farm parcels, with a small cluster of homes in Rosenhayn.
Deerfield was formed as a precinct in 1748 and incorporated in 1798 as one of New Jersey's first 104 townships. Bridgeton Township and Upper Deerfield were later carved out of it. Older farmhouses here can carry dated wiring, wells, and add-ons built over many decades. We buy those houses without repairs.
Rosenhayn is an unincorporated village and census-designated place inside the township, with about 1,150 residents in 2020. Its older homes sit close together along a few streets, unlike the farm lots elsewhere. If a village house needs work, we make a cash offer for it as-is.
State records show eight Deerfield farms preserved through the farmland program, covering about 470 acres. Selling a house with acreage or outbuildings can mean surveys, deed questions, and buyers who only want part of it. We look at the whole property and make one offer.

Yes. We buy rural properties with outbuildings as-is, and you do not need to clear them out first.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
