Emerson, Bergen County
Emerson is a borough of about 7,300 people at the southern end of the Pascack Valley, bordered by Closter, Harrington Park, Haworth, Oradell, Paramus, River Vale, Washington Township, and Westwood. It was formed from Washington Township in 1903 as the Borough of Etna and renamed for Ralph Waldo Emerson in 1909. Kinderkamack Road and Old Hook Road are the main streets, and Emerson station on the Pascack Valley Line sits at Linwood Avenue. Part of the Oradell Reservoir buffer lies in the borough, and there are about 2,600 housing units.
Emerson station, at Linwood Avenue and Kinderkamack Road, has NJ Transit trains to Hoboken with a Secaucus transfer to New York Penn Station. Buyers drawn by the train usually finance their purchase and want a house that passes inspection. If yours needs work, we buy it for cash without inspection or appraisal contingencies.
Emerson Woods, about 19 acres in the Oradell Reservoir buffer, was bought by the borough in 2001 after townhouse plans drew opposition. Soldier Hill Golf Club covers about 140 acres in Emerson and Oradell on former water company land. Homes beside protected land can raise survey and boundary questions. We handle the title work and buy as-is.
Emerson's rental vacancy rate was about 12.6 percent in 2020, compared with about 1 percent for owner-occupied homes. Landlords holding a vacant unit or a house with a tenant who won't renew still carry the costs. We buy rental houses with or without tenants in place and close on your schedule.

Yes. We buy houses near the reservoir and its buffer land as-is and factor any lot or survey issues into the offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
