Harrington Park, Bergen County
Harrington Park is a borough of about 4,700 people in the Northern Valley, bordered by Closter, Emerson, Norwood, Old Tappan, and River Vale. It was formed in 1904 from parts of Harrington Township, Washington Township, and the borough of Closter, and is named for the Haring family, early settlers. About a tenth of its area is water, much of it the Oradell Reservoir. County routes 502 and 505 are the main roads, and NJ Transit and Rockland Coaches buses run to Port Authority. The borough has about 1,600 housing units.
The Oradell Reservoir, managed by a private water utility, reaches into Harrington Park, and water makes up about a tenth of the borough's area. Homes near reservoir land can raise boundary, survey, and drainage questions when a buyer's attorney reviews the file. We handle the title and survey work ourselves and buy as-is.
Harrington Park was formed in 1904 from pieces of Harrington Township, Washington Township, and Closter. Older deeds and surveys can reference those earlier names and boundaries, which the title search has to follow. That's routine for us: we order title, resolve what comes up, and pay the closing costs.
Harrington Park had about 1,640 housing units in 2020 and a homeowner vacancy rate under 1 percent. With so few sales, a dated or inherited house can be hard to price, and appraisals can be a hurdle for financed buyers. We pay cash with no appraisal contingency.

Questions from Harrington Park sellers
Yes. We buy houses near the Oradell Reservoir as-is and account for any lot or survey issues in our offer.
We look at recent sales here and in neighboring Northern Valley towns, then adjust for condition. You get one written cash offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
