Garfield, Bergen County
Garfield is a city of about 32,700 people on the east bank of the Passaic River, with bridges across to Passaic and Clifton. It borders Elmwood Park, Lodi, Saddle Brook, and South Hackensack, and the Saddle River separates it from Wallington. Development began in 1873 as East Passaic; the name changed to Garfield in 1881, it became a borough in 1898, and a city in 1917. Garfield and Plauderville stations serve the Bergen County Line, and sections include Belmont, Bogart Heights, Dundee Dam, and Plauderville. There are about 12,400 housing units.
A 1983 spill of about 3,600 gallons of chromic acid at the former E.C. Electroplating plant created the Garfield Groundwater Contamination Superfund site. In 2016 the EPA announced a $37 million cleanup because the company was no longer in business. Being near the site can unsettle buyers and lenders. We buy as-is and don't require environmental testing.
The Passaic River runs along Garfield's west side and the Saddle River along its border with Wallington. Houses on low streets near either river can fall in or near mapped flood zones, adding insurance costs and disclosure questions for a financed buyer. We check flood status ourselves and make a cash offer that accounts for it.
Garfield packs about 12,400 homes into just over two square miles, and its growth goes back to Gilbert Bogart's houses of 1873. Long-held houses here can come with older systems, past repairs, or a full house of belongings. We buy from owners and estates and handle the clean-out after closing.

Questions from Garfield sellers
It can make some retail buyers cautious. We still buy in that area and price the house on its condition and nearby sales.
Yes. We buy multi-family houses with tenants in place, so you don't need to deliver the property vacant.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
