Hardwick, Warren County
Hardwick Township is Warren County's largest municipality by area, about 39 square miles reaching from the Kittatinny Valley over the Kittatinny Ridge to the Delaware River. It borders Blairstown, Frelinghuysen, and Knowlton in Warren County and Stillwater and Walpack in Sussex County. Only about 1,600 people lived there in 2020. County Route 521 runs through the east, and Interstate 80 crosses the far west at the Delaware Water Gap Toll Bridge. Localities include Hardwick Center, Millbrook, Franklin Grove, Bass Lake, Sand Pond, and White Pond.
In 1997 the tiny Pahaquarry Township along the Delaware was dissolved and merged into Hardwick, which explains the township's unusual shape. That river section, in the Minisink Valley, includes Sunfish Pond in Worthington State Forest, next to the Delaware Water Gap National Recreation Area. If older deeds or records for your property refer to Pahaquarry, we work through that title history as part of buying.
Hardwick had just 619 housing units in 2010, about 17 per square mile. With so few sales, rural homes here can be hard to price and slow to sell, especially if they need work or sit on large acreage. We make cash offers on rural Hardwick houses and land as they stand, with no appraisal or financing contingency.
The township is home to Camp Ralph S. Mason, a 460-acre YMCA camp dating to 1900, and No-Be-Bo-Sco, the Boy Scout camp where the original Friday the 13th was filmed. If you own an older home or cabin near one of the township's ponds, financing and inspection questions can slow a retail sale. We buy those properties for cash as they are.

Questions from Hardwick sellers
Yes. We buy seasonal and year-round homes, including cabins that a lender might not finance, and we close for cash.
If the property is privately owned, yes. We research the title and access, then make a cash offer on the house and land as they are.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
