Hi-Nella, Camden County
Hi-Nella is one of the smallest municipalities in New Jersey, a borough of about 0.22 square miles bordered by Somerdale, Stratford, and Gloucester Township. It was split off from the old Clementon Township in 1929, the same day as Lindenwold, Pine Hill, and Somerdale, and its name may honor the wife of the man who developed Hi-Nella Estates in the late 1920s. No state or U.S. highway runs through it; the borough is a few residential streets with about 400 homes and roughly 900 residents.
The 2010 census counted about 420 housing units in all of Hi-Nella. With so few homes, there may be only a handful of sales in a year, and comparable sales can be hard for an appraiser to find inside the borough. That can slow a financed sale. We make a cash offer based on the house itself, with no appraisal contingency.
Hi-Nella had the fifth-highest property tax rate in New Jersey in 2020, with an equalized rate of about 5.3 percent. A high tax bill raises the monthly payment a buyer has to qualify for, which can narrow the pool of financed buyers. If taxes have fallen behind on an inherited house, we can pay what is owed out of the sale at closing.
Hi-Nella became a borough in 1929, around the time Lucious Parker was developing Hi-Nella Estates, and the town has only about 3 miles of roads in total. Older houses here may come with original wiring, plumbing, or heating that a buyer's inspector will flag. We buy as-is, so you do not need to make repairs or clean out the house first.

Questions from Hi-Nella sellers
They can shrink the number of buyers who qualify for a mortgage, because lenders count taxes in the monthly payment. We pay cash, so the tax rate does not affect our ability to close, and any unpaid taxes can be settled at closing.
We look at the condition of the house and recent sales in Hi-Nella and the surrounding towns like Somerdale and Stratford. Because we do not use a lender, a low appraisal cannot derail the sale after you accept our offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
