Leonia, Bergen County
Leonia is a borough near the western approach to the George Washington Bridge, bordered by Englewood, Fort Lee, Palisades Park, Ridgefield Park, and Teaneck. Grand Avenue (Route 93) runs through its center, and I-95 curves along the northern edge. Dutch and English farmers settled the area in 1668, and it was known as West Fort Lee before taking the Leonia name. It became a borough in 1894 and has about 3,500 homes.
Leonia holds some of the county's oldest homes: the Cole-Allaire House dates to about 1765 and the Vreeland House to 1786, both on the National Register. Organized development began around 1899 with the Leonia Heights Land Company. Older homes often need costly repairs before a buyer's lender will sign off. We buy as-is for cash, with no lender involved.
In 2018 Leonia barred non-residents from its residential streets during rush hours, leaving Fort Lee Road, Grand Avenue, and Broad Avenue open to through traffic; officials later reconsidered after business owners complained. Bridge traffic is part of daily life here. Our offer is based on the house itself, and we close on a date that works for you.
Overpeck Creek flows through Leonia toward the Hackensack River, and Overpeck County Park, shared with Teaneck and Ridgefield Park, holds the county's World Trade Center memorial. Properties near the creek may sit in a mapped flood zone, which affects a buyer's insurance and loan terms. We pay cash, so a flood-zone designation does not derail the sale.

Questions from Leonia sellers
Yes. We buy older houses in any condition and don't require repairs, updates, or a clean-out before closing.
We price each house on its condition and location, including traffic and access. Once we agree on a number, our cash offer does not hinge on an appraisal or a buyer's mortgage.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
