Little Falls, Passaic County
Little Falls is a township of about 2.9 square miles on the Upper Passaic River, named for a waterfall at a dam near Beattie Mill. It borders Clifton, Totowa, Wayne, and Woodland Park in Passaic County and Cedar Grove, Fairfield, Montclair, and North Caldwell in Essex County. U.S. Route 46 and Route 23 cross the township, and most of Montclair State University sits within it. Its sections include Singac to the west, Great Notch to the east, and the downtown longtime residents call the Center of Town.
The river gauge at Little Falls sits just below the Pompton River confluence, in an area that floods often, and the record 1903 flood hit Little Falls hard. Much of Singac borders the river. Flood history, elevation questions, and insurance costs can stall a retail sale for months. We buy river-area homes in their current condition.
Most of Montclair State University lies in Little Falls, and the township has two stations on NJ Transit's Montclair-Boonton Line: Little Falls and Montclair State University. A house that has been rented out, or still has tenants, can be hard to show and finance through a listing. We can buy with tenants in place.
Farming in Little Falls dates to 1711, and the township was incorporated in 1868 from Acquackanonk Township. The Morris Canal wound through town until 1925, and sections now form a greenway. Older houses in a township this old often need updates retail buyers expect to be finished. We buy without repair requests or inspection contingencies.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
