Woodland Park, Passaic County
Woodland Park is a borough of about 3.1 square miles bordered by Clifton, Little Falls, Paterson, and Totowa. It was called West Paterson from its 1914 formation until voters narrowly approved the new name, which took effect in 2009. Most of the 568-acre Garret Mountain Reservation, home to Lambert Castle, and most of the 225-acre Rifle Camp Park lie within the borough. Interstate 80 clips its northwest corner at Exit 56, and U.S. Route 46 runs along its southern edge. About 13,500 people live here.
Because the borough was named West Paterson until 2009, older deeds, surveys, tax bills, and mortgage papers may still use the old name. That rarely blocks a sale, but it can add steps for a title company and a buyer's lender. We work with title to sort out those records as part of closing.
Garret Mountain Reservation sits about 500 feet above sea level, and Slippery Rock Brook drains the western side of First Watchung Mountain through Woodland Park and Paterson to the Passaic River. Homes on slopes or near the brook may have runoff or drainage issues. We buy them as-is, without repair requests.
Woodland Park was formed in 1914 from part of Little Falls Township. Many of its homes have been owned by the same family for years, and when one passes to heirs, the estate may face a clean-out and a list of repairs before it can list. We buy inherited houses with the contents left behind.

No. Woodland Park was West Paterson until 2009, and we handle the older records through title at closing.
Yes. We buy anywhere in Woodland Park, for cash and in as-is condition.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
