Magnolia, Camden County
Magnolia is a borough of just under one square mile along the White Horse Pike, bordered by Barrington, Lawnside, Somerdale, Runnemede, and Gloucester Township. It was formed in 1915 from parts of the former Centre Township and Clementon, and it is named for the magnolia trees that grow in the area. County Route 544 also crosses the borough. Magnolia is almost entirely residential, with about 1,900 homes and roughly 4,350 residents counted in 2020, on about 17 miles of mostly borough-maintained streets.
Magnolia's population barely changed between 2010 and 2020, and its homeowner vacancy rate in 2020 was under 2 percent. In a stable town like this, many houses have been lived in for years and may carry dated kitchens, baths, and systems. Buyers comparing them with renovated homes often ask for repair credits. We buy without asking for credits or repairs.
The White Horse Pike is Magnolia's main highway, and County Route 544 also runs through town. Houses that face or back up to these busy roads can take longer to sell to retail buyers who want quieter streets. We make cash offers on homes along the Pike and close on your schedule.
Magnolia's rental vacancy rate was about 6.7 percent in 2020, a bit higher than for owner-occupied homes. If you own a rental here that has been hard to keep filled, or one with a tenant who is behind, a traditional sale can be difficult. We buy rentals vacant or occupied and handle the tenant situation after closing.

Questions from Magnolia sellers
No. We buy as-is, including houses with dated kitchens, old roofs, or systems that need replacement. You can also leave behind furniture and belongings.
Because we pay cash and do not wait on a lender, we can often close in a few weeks once title is clear. If you need more time to move, we can set a later closing date.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Camden County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
