Millstone, Monmouth County
Millstone Township is a rural township of about 10,400 people covering roughly 37 square miles in southwestern Monmouth County. It borders Freehold Township, Manalapan, Roosevelt, and Upper Freehold in Monmouth, plus East Windsor, Robbinsville, Monroe, and Jackson in three other counties. Interstate 195 crosses its southern end. The township grew from historic villages such as Clarksburg, Perrineville, and Stone Tavern, and much of it is still farms, nurseries, horse properties, and homes on large lots near the Assunpink Wildlife Management Area.
About half of Millstone is zoned Rural Preservation with a 10-acre minimum lot, and other residential zones require two to six acres. Big lots mean more land to maintain, longer driveways, outbuildings, and barns. We buy Millstone homes on acreage as-is, including the sheds, paddocks, and equipment that come with them.
Millstone has no public water or sewer, and township policy discourages sewer extensions. Septic systems face tight limits because of wetlands, high water tables, and soils. A failed septic or well test can stall a financed sale for months. We buy houses with septic or well problems and handle the fix ourselves.
Roughly 1,450 acres of Millstone farmland were permanently preserved as of 2020, and about a third of the township is assessed as farmland. Preserved farms carry deed restrictions that limit development. If you are selling a home or farm property, we can review the restrictions and make a cash offer that reflects them.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
