Roosevelt, Monmouth County
Roosevelt is a borough of about 800 people on roughly two square miles in southwestern Monmouth County, surrounded by Millstone Township and Upper Freehold. It began in 1936 as Jersey Homesteads, a New Deal resettlement community planned as a farm, factory, and retail cooperative for garment workers. The cooperative failed within a few years, and the town was renamed for Franklin D. Roosevelt in 1945. The original houses, ringed by a green belt, still define the borough, which had about 330 housing units in 2010.
About 200 homes were built from 1936 to 1938 under architect Alfred Kastner, with a young Louis Kahn as his assistant. The single and attached houses have flat roofs, large windows, and cinder block walls in a Bauhaus-influenced style. Flat roofs and block walls of that age need specialized repairs. We buy these original homes as-is.
The Jersey Homesteads Historic District, listed on the state and national registers in 1983, covers the entire borough. Owners and buyers of these unusual houses often have questions about how renovation work will be reviewed. We buy Roosevelt homes in their current state and take on the planning for repairs ourselves.
With only a few hundred houses, Roosevelt has few sales in a given year, and its flat-roofed design can be unfamiliar to buyers and appraisers. That can make pricing and financing harder on the open market. We make a direct cash offer, so an appraisal gap or hesitant lender does not stop the sale.

Questions from Roosevelt sellers
Yes. We buy Roosevelt's flat-roofed homes with roof leaks, block-wall cracks, or other repairs, and pay cash as-is.
It can narrow the buyer pool and add questions about future work. We buy within the historic district and close for cash on your timeline.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
