Moonachie, Bergen County
Moonachie is a small Meadowlands borough in the Hackensack River watershed, about 9 miles from Manhattan and only about 3 feet above sea level. It borders Carlstadt, Hasbrouck Heights, Little Ferry, South Hackensack, Teterboro, and Wood-Ridge, and part of Teterboro Airport lies within it. Moonachie Road (County Route 503) is the main route through town. Incorporated in 1910 from part of Lodi Township, Moonachie has about 3,100 residents and 1,150 homes.
During Sandy in 2012, the Hackensack River's tidal surge overflowed a natural berm, and police reported water rising to 5 feet within 45 minutes. The borough's police and fire departments had to relocate to a neighboring town. Homes with that kind of flood history often face high insurance costs and cautious buyers. We buy flood-affected houses as-is.
Moonachie is one of the 14 Meadowlands District municipalities whose land use was overseen by the New Jersey Meadowlands Commission, now part of the NJ Sports and Exposition Authority. Regional oversight and low elevation are both things a buyer's attorney may ask about. We work through those questions ourselves and pay cash at closing.
Portions of Teterboro Airport, a busy general aviation field run by the Port Authority, sit inside Moonachie. Aircraft noise and low ground are two things retail buyers notice right away. We make offers on the house and location as they are, and we don't renegotiate over what an inspection or a flight path reveals.

Questions from Moonachie sellers
Yes. We buy houses with old storm damage, incomplete repairs, or open permits in their current condition.
We factor flood risk into our price up front. Because we pay cash, there is no lender requiring flood insurance or an elevation certificate before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
