New Hanover, Burlington County
New Hanover Township covers about 22.5 square miles in northern Burlington County, bordered by North Hanover, Pemberton Township, Wrightstown, and Plumsted in Ocean County. Most of its residents have historically lived on the Fort Dix and McGuire portions of Joint Base McGuire-Dix-Lakehurst, and a restricted area of the base interrupts County Route 545. Off the base, the township is rural and centered on the village of Cookstown, Route 68 ends here, and part of the township lies in the Pinelands Area.
Cookstown, with about 900 residents and the 08511 ZIP code, is the township's main civilian settlement. Its older houses include the Gen. Edward S. Godfrey House, an 18th-century farmhouse listed on the National Register. Village houses of that age can need structural and system work that financed buyers hesitate over. We buy them as-is.
The 2010 census counted only 613 housing units in the township, while most residents lived on the base. With so few civilian homes changing hands, it can be hard to find comparable sales, and appraisals can come in unpredictably. We make a direct cash offer with no appraisal contingency.
Part of New Hanover lies in the state-designated Pinelands Area, and the township is one of 56 municipalities in the Pinelands National Reserve. Rural lots near that line can come with land-use questions a new owner has to research. We buy existing houses and land as they are, so you do not need to settle those questions to sell.

Questions from New Hanover sellers
Yes. We pay cash and can schedule the closing around your reporting date.
No. We buy older rural homes in their current condition, including ones with outdated systems or estate contents left inside.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
