Point Pleasant, Ocean County
Point Pleasant is a borough in northern Ocean County bounded by the Manasquan River on the north, Beaver Dam Creek on the south, Brick Township on the west, and Point Pleasant Beach and Bay Head on the east, with Mantoloking and Brielle also bordering it. The Point Pleasant Canal splits the borough in two. Incorporated from Brick in 1920, it had about 18,900 residents and 8,500 housing units in 2020. Routes 88, 13, and 70 serve the town, with Route 70 crossing the river into Monmouth County.
The Point Pleasant Canal, finished in 1925 as the northernmost leg of the Intracoastal Waterway, cuts the borough in half. The Route 88 and Bridge Avenue lift bridges can open as many as 300 times a day in summer. Canal-side homes draw interest but can bring bulkhead and flood-zone questions. We buy waterfront homes as-is for cash.
Water forms much of the borough's boundary: the Manasquan River on the north and Beaver Dam Creek on the south, with about 16 percent of total area under water. Houses near the water often need elevation certificates and flood insurance that slow buyers using a mortgage. We pay cash, so a lender's flood requirements don't hold up our purchase.
Point Pleasant is a separate municipality from Point Pleasant Beach, and the post office called it West Point Pleasant until 1956. Unlike the beach towns, it is largely year-round, with about 7,500 households in 8,500 housing units in 2020. Whether you own a long-held family home, an estate property, or a rental, we can buy it as-is.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
