Roseland, Essex County
Roseland is a borough of about 3.6 square miles in western Essex County, bordered by Essex Fells, Livingston, West Caldwell, and West Orange in Essex County and East Hanover in Morris County. Interstate 280 runs about 2.5 miles through the borough, and Eisenhower Parkway and County Routes 527 and 611 also pass through. About 6,300 people live here. Known as Centerville until 1874, Roseland broke away from Livingston in 1908 after residents were refused a school of their own.
The Becker Farm once covered nearly half of Roseland, and its miniature railroad ran from 1938 to 1972. Some remnants are still around. Whether your house sits on former farm ground or on one of the borough's older streets, we buy homes of every era here, in any condition.
During a January 2024 storm, Eagle Rock Avenue was closed from Eisenhower Parkway to the East Hanover border, and its bridge over the Passaic was shut because of flooding. Homes near the river can face flood-insurance questions from a buyer's lender. We buy with cash, so that does not hold up closing.
Roseland is home to the headquarters of ADP and Curtiss-Wright, and Organon International opened its worldwide headquarters here in 2003. When a job change or transfer means moving on a deadline, a retail listing with showings and contingencies can drag on. We let you choose a closing date and buy the house as it is.

Yes. We set the closing date around your move and buy the house as-is, so you do not have to manage repairs or showings from a distance.
The Essex Fells Water Department supplies Roseland, and our purchase does not require any well or water testing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
