Saddle Brook, Bergen County
Saddle Brook is a township of about 14,300 people in southwest Bergen County, bordered by Elmwood Park, Fair Lawn, Garfield, Lodi, Paramus, and Rochelle Park. Interstate 80 and the Garden State Parkway meet here, and Route 46 clips the southwest corner. The township was Saddle River Township, dating to 1716, until it was renamed Saddle Brook in 1955. The Saddle River runs along its eastern side, and the Kessler Institute for Rehabilitation has a campus in town.
During Ida in September 2021, the Saddle River overflowed and water came up through the floors and walls of a Saddle Brook home, and Hurricane Floyd hit the township in 1999. Flood history must be disclosed and can scare off buyers using mortgages. We buy as-is for cash, flood history included.
Interstate 80 and the Garden State Parkway cross in Saddle Brook, with Exit 159 on the Parkway and Exit 62 on I-80. Houses near the highways can sit longer on the market. We make an offer on the house itself and close on the date you choose.
Saddle Brook was known as Saddle River Township from 1716 until 1955. Older deeds and estate papers may use the old name, which is easy to confuse with the borough of Saddle River in northern Bergen County. We sort out record questions like this with the title company.

That was Saddle Brook's name until 1955, and title companies are used to it. We handle the title work as part of closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
