Seaside Heights, Ocean County
Seaside Heights is a borough on the Barnegat Peninsula between Barnegat Bay and the Atlantic, bordered by Seaside Park, Toms River, and Berkeley Township. Routes 35 and 37 meet at the approach to the Thomas A. Mathis and J. Stanley Tunney bridges, which carry Route 37 to the mainland and the Parkway at Exit 82. The town is known for its 2-mile boardwalk and Casino Pier. About 2,440 people lived there year-round in 2020, and it is one of the few shore towns with sizable numbers of apartments.
Sandy flooded much of the borough in 2012 and wrecked Casino Pier and Funtown Pier, dropping the Star Jet coaster into the ocean. Less than a year later, a ten-alarm fire spread north from Funtown Pier along the rebuilt boardwalk until firefighters stopped it at Lincoln Avenue. Homes with storm or fire history can carry open permits and claims. We buy them as they stand.
Sixty percent of Seaside Heights' 2,870 housing units were vacant at the 2020 census, reflecting how many are summer rentals and second homes. Owners of seasonal rentals who want out often deal with furnishings, turnover, and wear from years of summer use. We buy rental properties as-is, including contents if you want to leave them.
Seaside Heights has more apartments than most shore towns, and small apartment buildings and multi-unit houses can be hard to sell to buyers using conventional loans. Rental vacancy was about 14 percent in 2020, so some owners are carrying empty units. We buy multi-unit properties for cash, with or without tenants.

We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
