Toms River, Ocean County
Toms River is the Ocean County seat and, with about 95,000 residents in 2020, the eighth most populous municipality in New Jersey. Known as Dover Township until 2006, it runs from the mainland across Barnegat Bay to Ortley Beach and the other Dover Beaches on the barrier peninsula. It borders Brick, Lakewood, Jackson, Manchester, Berkeley, South Toms River, Island Heights, Lavallette, and Seaside Heights. Sections include Silverton, Gilford Park, Pleasant Plains, Ortley Beach, Normandy Beach, and Chadwick, served by the Parkway and Routes 9, 37, and 166.
Ortley Beach was called "Ground Zero" for Sandy's devastation, and on the mainland, low-lying areas including Silverton and downtown saw their worst flooding on record. Homes in those areas can carry elevation requirements, open permits, and high flood-insurance costs that scare off financed buyers. We buy flood-affected houses as they are, for cash.
Ortley Beach grew as a vacation resort in the 1940s and 1950s. Since Sandy, high rebuilding costs have brought larger new homes beside older cottages. Owners of an older, unraised cottage can find it hard to sell to a buyer who needs a mortgage and flood insurance. We buy those cottages in their current condition.
The Ciba-Geigy Toms River Chemical Plant ran from 1952 to 1996, and the area was named a Superfund site in 1983. The water system has been under the state's strictest testing since 1996 and is considered safe to drink. Buyers sometimes still ask about it. We buy homes anywhere in the township without making that a sticking point.

Questions from Toms River sellers
Yes. We buy flood-zone houses whether or not they were raised after Sandy, and our cash offer doesn't depend on a buyer's flood insurance.
No. Dover Township became Toms River Township in 2006, and the title company handles older records that use the former name.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
