Surf City, Ocean County
Surf City is a borough on Long Beach Island, bordered by Ship Bottom, Long Beach Township, and Stafford Township across the bay. Long Beach Boulevard (County Route 607) is its main street, and no interstate, U.S., or state highway enters the borough. Nearly 44 percent of its 1.3 square miles is water, and its listed elevation is about 3 feet. About 1,240 people lived there year-round in 2020, while the 2010 census counted more than 2,500 housing units against just 622 households.
Surf City was formed from Stafford Township in 1894 as Long Beach City and took its current name in 1899. Before that, the Mansion of Health hotel stood here until it burned in 1874. Family beach houses in a town with this long history often pass through estates to several heirs. We buy inherited homes as-is and keep the process simple for everyone involved.
Sandy caused more than $750 million in estimated damage on Long Beach Island, with gusts of 75 to 90 mph. With Surf City's listed elevation around 3 feet, flood zones and elevation drive insurance costs for any buyer using a mortgage. We pay cash, so a buyer's flood policy is not a condition of our offer.
With roughly four housing units for every year-round household, many Surf City houses sit empty for months at a time. Empty houses can develop leaks, mold, or pest problems between seasons that show up on a buyer's inspection. We buy houses with those issues and base the offer on the condition we see.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
