West Wildwood, Cape May County
West Wildwood is a borough of about a third of a square mile on its own small island in the back bay, behind Wildwood and North Wildwood. A two-lane bridge links it to Wildwood, and Glenwood Avenue (County Route 614) runs to its northern tip. The island was built up by filling marshland in the 1920s, and the borough split from Middle Township in 1920. About 540 people lived there in 2020, and the summer population can reach 5,000. Most homes are vacation or year-round houses, with several marinas.
Bulkheads surround West Wildwood, but heavy winds and high tides can still overtop them. In 2022 the borough introduced a bayfront bulkhead ordinance with a target of 8.5 feet above NAVD 88 by 2040, paid for by homeowners. A bulkhead rebuild can cost tens of thousands of dollars. We buy West Wildwood homes without requiring bulkhead work first.
West Wildwood saw the worst Sandy damage in the Wildwoods. Older one-story bungalows on raised block bases often fared better, while newer homes with ground-floor garages had water lines two to three feet up. Buyers still ask about that history. We buy bungalows and newer homes as they are, past flood damage included.
The borough was created by filling marsh, and its elevation is listed at about zero feet. Nearly every property here carries flood-zone questions, elevation-certificate requests, and flood-insurance costs that can scare off financed buyers. Our offers don't depend on a buyer's insurance quote or on elevating the house.

Questions from West Wildwood sellers
Not if you sell to us. We buy the house with the bulkhead as it is and take on the borough's height requirement ourselves.
Yes. We buy older bungalows as-is, whether they've been updated or not, and you can leave behind anything you don't want.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
