Barnegat, Ocean County
Barnegat Township stretches from Barnegat Bay west into the pine forest of southern Ocean County. It borders Lacey, Ocean Township, Stafford, and Little Egg Harbor, with Bass River and Woodland across the Burlington County line. The township takes in the Barnegat village center, Cedar Bridge, Upper and Lower Dock, and part of Ocean Acres. The Garden State Parkway, Route 9, Route 72, and County Route 554 serve the area, and the population passed 24,000 in the 2020 census.
The NJ Pinelands Commission lists Barnegat as a township that lies partly in the state-designated Pinelands Area and partly in the Pinelands National Reserve. Lots toward the western side can face added review before additions, subdivisions, or new building. That can narrow the pool of buyers who plan to expand. We buy the house and lot as they stand today.
Barnegat's population grew about 16 percent between 2010 and 2020, its highest census count on record. Newer construction gives buyers an easy comparison, so older houses with dated kitchens, roofs, or heating systems tend to draw low offers and long inspection lists. We make cash offers on older Barnegat homes without asking you to update anything first.
The township's eastern edge runs along Barnegat Bay, near Barnegat Inlet. Houses close to the water can sit in flood zones, and lenders may require flood insurance before a financed buyer can close, which can stall or end a sale. We pay cash, so a buyer's flood-insurance or mortgage approval is not part of the deal.

Questions from Barnegat sellers
Yes. Ocean Acres is split between Barnegat and Stafford, and we buy homes on either side for cash, in their current condition.
No. We review the lot's status as part of our offer, but we buy the property as it is and you don't need to seek any approvals before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
