Little Egg Harbor, Ocean County
Little Egg Harbor Township is the southernmost municipality in Ocean County, wrapping around Tuckerton and bordering Eagleswood, Stafford, Barnegat, and Long Beach Township, with Galloway, Bass River, and Woodland across county lines. Its best-known neighborhoods are lagoon communities such as Mystic Island, Osborn Island, Atlantis, and Holly Lake Harbor, built from the late 1950s on. Parkway Exit 58, Route 9, and County Route 539 serve the township, home to about 20,800 people in 2020.
Mystic Islands began in 1959 with two- and three-bedroom bungalows built from a catalog on filled land along dredged lagoons. Many have since been replaced with larger houses on pilings, but original bungalows remain. Older lagoon homes often need bulkhead, elevation, or system work. We buy them as they are, for cash.
Sandy on October 29, 2012 damaged roughly 4,000 homes in Little Egg Harbor, especially in Mystic Island. Some houses still have open permits, partial repairs, or elevation questions, and flood insurance can be expensive for a financed buyer. We buy storm-affected homes without requiring you to finish repairs or close out permits first.
About three-quarters of the township's growth in the 2000s came from new retirement communities, and the NJ Pinelands Commission lists Little Egg Harbor as partly in the state Pinelands Area and partly in the National Reserve. Association approvals and land-use rules can slow a normal sale. We buy homes in both settings.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
