Beach Haven, Ocean County
Beach Haven is a borough on the southern part of Long Beach Island, with the Atlantic Ocean on one side and Little Egg Harbor on the other, surrounded by sections of Long Beach Township. It was founded in 1873 as a summer resort for Philadelphians and became a borough in 1890, split from Eagleswood Township. Much of the town keeps its Victorian and Edwardian character. County Route 607 (Bay Avenue) is the main road, and about 1,000 people live there year-round.
The Beach Haven Historic District, listed on the state and national registers in the early 1980s, covers the most intact buildings from the old resort, and much of the town keeps its Victorian and Edwardian look. Houses this old often have original framing, wiring, and plumbing that a buyer's inspector will flag. We buy older Beach Haven homes in their current condition.
Sandy in October 2012 washed away the Fifth Street and Pearl Street pavilions and badly damaged the Beach Patrol headquarters on Centre Street; the pavilions were rebuilt about two and a half feet higher. Homes on an island this narrow carry flood-zone and elevation questions. We pay cash, so a buyer's flood-insurance approval doesn't hold up the sale.
Beach Haven's population fell about 12 percent between 2010 and 2020, and the town fills with summer visitors around Fantasy Island and Bay Village. Many houses are second homes or inherited properties owned from out of town. We can buy a seasonal or inherited house as-is, contents included if you wish, without repeated trips to the island.

Yes. We buy shore homes used as seasonal rentals and can work around booked weeks when we set the closing date.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
