Belmar, Monmouth County
Belmar is an oceanfront borough on the south side of the Shark River, bordered by Avon-by-the-Sea, Neptune Township, Wall Township, Lake Como, and Spring Lake. It was formed from Wall Township in 1885 as Ocean Beach and took the Belmar name in 1889. The town has a municipal marina on the bay and inlet, a boardwalk, and a beach that draws summer crowds. Routes 35 and 71 run through town, and NJ Transit's Coast Line stops at Belmar station.
Nearly 30 percent of Belmar's roughly 4,000 housing units were counted as vacant in 2020, a sign of how many homes are used seasonally. Owners of summer homes or rentals often deal with wear from turnover and long gaps between visits. We buy Belmar homes as-is, including second homes and rentals, for cash.
Sandy wrecked Belmar's boardwalk in 2012; it was rebuilt and reopened in 2013. Residents dealt with flooded basements, ruined furnaces and water heaters, and long waits for insurance and grant money. Homes with storm history can raise questions for buyers and lenders. We buy the house in its current condition and don't need flood-insurance approval to close.
Belmar sits on the Shark River and its inlet, with a large municipal marina and a private marina. Homes near the river and bay can fall in flood zones where buyers need flood insurance to get a mortgage. Because we pay cash, flood-zone status doesn't stop the sale.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
