Lake Como, Monmouth County
Lake Como is a small shore borough of about 1,700 people bordered by Belmar, Spring Lake, Spring Lake Heights, and Wall Township. It was formed from Wall Township in 1924 as South Belmar and took the name Lake Como in 2005. The borough is densely built, with about 1,100 homes on a quarter square mile. No major highway runs through it; County Route 30 serves as Main Street, with Route 35 in Belmar and the Parkway and I-195 in Wall close by.
Lake Como was known as South Belmar from 1924 until the name changed in 2005. Older deeds, surveys, and tax records can still use the South Belmar name, and estate files sometimes do too. We work with our title company to match records under either name, so the change doesn't slow your sale.
At the 2010 census, Lake Como had about 1,115 housing units but only 785 households, so many homes were not lived in year-round. Houses that sit empty part of the year can develop leaks or system problems. We buy second homes and rentals as-is for cash.
With about 6,700 residents per square mile, Lake Como is a densely built borough of small lots. Little room to add on limits what buyers can do with a dated house, and they often discount heavily for repairs. We buy the home in its current condition and handle any updates ourselves.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
