Spring Lake, Monmouth County
Spring Lake is an oceanfront borough of about 2,800 people between Belmar and Sea Girt, with Lake Como, Spring Lake Heights, and Wall Township to the west. Named for a spring-fed lake in the middle of town, it became a resort for New York and Philadelphia society in the late 1800s and early 1900s, when large beachfront hotels such as the Essex and Sussex lined the shore. Historic summer cottages, including the National Register-listed Audenried Cottage, remain. The borough has a North Jersey Coast Line station and about 2,100 housing units.
About 42 percent of Spring Lake's housing units were vacant at the 2020 census, a figure that in a shore town largely reflects seasonal and second homes, while homeowner vacancy was only 1.4 percent. Owners who live elsewhere often find long-distance repairs and showings hard to manage. We buy Spring Lake homes and close without you needing to be on site.
Spring Lake's grand-hotel and summer-cottage era left behind large older houses, some on the National Register. Homes of that age often need roofs, wiring, plumbing, and porch work that inspectors will flag. We buy older Spring Lake cottages as-is and handle the restoration questions after closing.
Wreck Pond on the borough's southern edge drains a 12-square-mile watershed, and storm runoff from it often closes Spring Lake's beaches. Homes near the pond or the town's namesake lake can face flood-zone questions from a buyer's lender. We buy for cash, so those requirements do not hold up the sale.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
