Spring Lake Heights, Monmouth County
Spring Lake Heights is a borough of about 4,900 people just inland from Spring Lake, bordered by Lake Como, Sea Girt, Spring Lake, and Wall Township. It was carved out of Wall Township in 1927 and includes the Villa Park neighborhood. Route 71, which follows Seventh Avenue from Sea Girt toward Wall, is the only state highway through town. At about 1.3 square miles of land, it is more densely settled than its oceanfront neighbors, with about 3,000 housing units at the 2020 census.
Spring Lake Heights sits a short way inland from the beach towns, so it has more year-round housing than its neighbors; about 19 percent of units were vacant in 2020, compared with about 42 percent in Spring Lake. That steady local market still favors updated homes. We buy houses that need work so you do not have to renovate to sell.
The borough is one of four towns around Wreck Pond, a tidal pond whose watershed covers about 12 square miles of eastern Monmouth County. Sediment and storm runoff have made the pond shallower over time. Homes on low ground near the pond and its brooks can face flood-zone questions. We pay cash, so a lender's flood review does not hold up our offer.
The 2020 census put the borough's rental vacancy rate at 4.7 percent and homeowner vacancy at 1.6 percent. If you own a rental here, selling with tenants in place can be difficult on the open market. We buy occupied properties and take over existing leases at closing.

Questions from Spring Lake Heights sellers
No. It is a separate borough, formed from Wall Township in 1927, with its own tax office. We buy homes in both towns.
Yes. We buy as-is for cash and price the repairs into our offer, so you do not have to fix anything first.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
