Fairview, Bergen County
Fairview is a borough of about 15,000 people on less than a square mile, bordered by Cliffside Park and Ridgefield in Bergen County and North Bergen in Hudson County. It was formed from Ridgefield Township in 1894 and named for its view over the Hackensack River valley. U.S. Route 1/9, Route 63, and County Route 501 run through town, and many NJ Transit bus lines to Manhattan converge at Nungessers on the county line. Fairview Cemetery and Mount Moriah Cemetery cover the western slope of the Palisades, and the borough has about 5,300 housing units.
Fairview Cemetery and Mount Moriah Cemetery take up much of the borough's slope toward the Hackensack valley. Some buyers are uncomfortable living beside a cemetery, which can narrow the pool for houses on those blocks. We don't treat it as a reason to pass and make a fair cash offer on the house itself.
About 5,300 housing units fit into Fairview's 0.85 square miles. Close quarters can mean small lots, shared driveways, tight parking, and property-line questions that come up when a buyer orders a survey. We work through survey and title issues ourselves and buy the house as it stands.
NJ Transit's Northern Branch Corridor Project would extend the Hudson-Bergen Light Rail through Fairview, but it has not been built. For now commuters use the many bus lines on Route 1/9 and Anderson Avenue. We value houses on today's market and don't ask you to wait for a rail line.

Questions from Fairview sellers
Some retail buyers avoid those blocks, but we buy there. We base our offer on the house and recent nearby sales.
Yes. Shared driveways and easements are common in dense towns, and our title company reviews them as part of a normal closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
