Cliffside Park, Bergen County
Cliffside Park is a borough of under one square mile on top of the Hudson Palisades, bordered by Edgewater, Fairview, Fort Lee, and Ridgefield, and by North Bergen in Hudson County. It was formed from Ridgefield Township in 1895, and the name means a park by the cliffs. About 25,700 people live here at nearly 27,000 per square mile. Anderson Avenue and Palisade Avenue are the main roads, and Palisade Avenue overlooks the Hudson and the Manhattan skyline. Grantwood and Shadyside are older place names within the borough.
Palisades Amusement Park operated on a 38-acre site here and in Fort Lee from 1898 to 1971, and high-rise apartment buildings replaced it. Selling a unit in a large building involves management rules, association paperwork, and sometimes assessments. Tell us about your unit and we'll tell you plainly whether it is something we can buy.
Cliffside Park had more than 11,400 housing units in 2020, and its rental vacancy rate was under 3 percent. Many owners rent out all or part of a house. If you're a landlord ready to sell, we can buy with tenants in place, so you don't need to empty the house or wait for a lease to end.
Grantwood, named for Grant's Tomb across the river, and Shadyside are old locality names still used within the borough. When a house in one of these sections has been in a family for years and passes to heirs, we can buy it with its contents and work with the estate's attorney.

Questions from Cliffside Park sellers
Yes. We buy occupied houses and take over the existing tenancies at closing, so you don't have to deliver the house vacant.
It depends on the building's rules and whether it is a condo or a co-op. Send us the address and unit and we'll give you a straight answer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
