North Caldwell, Essex County
North Caldwell is a borough of about 3.1 square miles and roughly 6,700 residents in northwestern Essex County. It borders Caldwell, Cedar Grove, Essex Fells, Fairfield, Verona, and West Caldwell in Essex and Little Falls and Wayne in Passaic County. The highest point in Essex County, about 691 feet, is in its Hilltop area. County Routes 527 and 506 are the main roads, and NJ Transit bus 29 runs to Newark. The land was once part of the Horseneck Tract, bought from the Lenape in 1702.
The Essex County Penitentiary, built in 1872, once stood in North Caldwell. After 2002 the site was redeveloped by K. Hovnanian into a residential community. Whether your house is in that newer section or on one of the borough's older streets, we buy it as-is for cash and let you choose the closing date.
North Caldwell's drinking water comes from the Essex Fells Water Department, which runs 16 wells and also serves Roseland, Caldwell, and part of Verona. With a public supply, there is typically no private-well test to arrange. Our offer does not carry an inspection contingency either.
North Caldwell was split from Caldwell Township, now Fairfield, in 1898. It became a township by referendum in 1982 and went back to being a borough in 1992. Those name changes can show up in older deeds and tax records on long-held properties. Our title company handles the paperwork as part of closing.

Questions from North Caldwell sellers
Yes. The borough holds the highest ground in Essex County, and we buy hillside homes as-is, including those with driveway or drainage issues.
No. We buy inherited houses in their current condition and work with the estate's attorney or executor on timing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
