Roxbury, Morris County
Roxbury Township covers about 22 square miles in western Morris County, reaching the south end of Lake Hopatcong. It borders Mount Arlington, Mount Olive, Netcong, Jefferson, Wharton, Mine Hill, Randolph, Chester Township, and Hopatcong and Stanhope in Sussex County. Interstate 80 and Routes 46, 206, and 10 run through it. About 23,000 people live in Succasunna, Ledgewood, Landing, Kenvil, Port Morris, and other sections.
Succasunna is Roxbury's downtown and largest community, with about 3,700 homes in 2020, followed by Ledgewood, Landing, and Kenvil. Its name likely refers to the area's iron ore. Each section has its own mix of house ages. We buy homes in every part of the township, as-is.
Landing sits near the south end of Lake Hopatcong, an area reshaped when the Morris Canal raised the lake in 1831. Lake Hopatcong station is here, and Port Morris was the start of the Lackawanna Cut-Off. Lake-area homes can need dock or system work. We buy them in their current condition.
According to the Highlands Council, about 4,300 of Roxbury's 14,000 acres are in the Preservation Area and about 9,700 in the Planning Area. Buyers who want to expand may need to check which rules apply. We buy the property as it is now.

Part of the township is. The Highlands Council's maps show the line, and we buy either way.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
